Garage Door Annual Maintenance
Has a garage door company serviced your doors lately? Let us keep things on track.
It’s Time For Your Annual Garage Door Service
Generally, a lot of us take the time needed to do maintenance on their homes, appliances, and cars, but when it comes to their garage doors, most people don’t even give it a second thought until it’s too late.
If you don’t maintain your garage door on a regular basis, it may cause accidents, delays, malfunctions, or injuries. These days, garage doors operate automatically with remote control openers and require very little contact with the homeowner. When it comes to technology, mechanical failure can happen, and the best way to prevent these failures is regular annual maintenance.
Doing a proper inspection is the first step in maintaining your garage door. Our certified garage door technicians will perform a thorough inspection involving every part of the garage door. The inspection of garage door parts and all hardware will include light bulbs, openers, bearings, hinges, pulleys, springs, cables, brackets, and tracks.
We will identify any odd sounds that could be missed and cause costly repairs in the future. Also, we assess the auto-reverse safety features both photocell and mechanical. The inspection of each part for wear and tear regularly can prevent any breakage that can cause worse damage and will save you a lot of money.
What is a Garage Door Safety Inspection?
Below are the components that are checked in the annual maintenance of your garage door:
- Hinges
- Springs
- Rail Assembly
- Travel Limits
- Lubrication
- Sensor Stability and Alignment
- Wall Button
- Vinyl Weatherstripping for Discoloring and Tears
- Loose Nuts, Screws and Lags
- Cables
- Drums
- Rollers
When it comes to inspections, sometimes we do find things that need to be fixed, which save you from needing to pay for a replacement down the road. It’s best to find the issue before the opener malfunctions completely. Here are a few of the common problems we find in doing our inspections that are needing replacement:
Cables: The cables that lift your garage door open can be extremely hazardous when they break and should be replaced by an experienced and trained professional.
Weather-stripping: This is something we include in our inspections, but you can easily do this yourself. When the weather-stripping is the wearing, everything from dirt and debris, cold and hot air can enter your garage. Replacing the weather-stripping will save energy and save you money specifically if your garage is insulated, heated and cooled.
Chipped, worn, or cracked rollers: Typically, the rollers used in garage doors need to be replaced approximately every 10 years or so depending on how much it’s used.
Our Annual Maintenance Agreement
We have an annual maintenance plan that keeps your garage doors running smoothly all year long. For customers who have purchased a new garage door system from us (door and opener) or customers who have used us for garage door repairs over $500, we will provide yearly visits and inspections for $79. This is where we’ll make any necessary adjustments your system needs. In the event that you need further service or labor, you’ll save 20%.
